Ebonie Beaco is a Mortgage Strategist, Mortgage Loan Originator, Real Estate Investor, and Business Consultant with over 25 years of experience helping real estate investors build wealth through strategic financing and smart deal structuring.

She began her career in the mortgage industry at the age of 16, working for a mortgage company as a loan processor, where she developed a strong foundation in loan documentation, analysis, and approval processes. A few years later, she advanced into underwriting and served as a contract underwriter for Wells Fargo and Bank of America. This background gives her a rare lender level perspective and allows her to teach investors how to structure deals that align with real underwriting standards.

Throughout her career, Ebonie has worked with new and experienced real estate investors, entrepreneurs, and portfolio builders focused on long term rentals, short term rentals, Airbnb, and income producing mixed use properties. She specializes in helping investors acquire, refinance, and scale portfolios using strategic leverage, equity access, and creative financing solutions.

Her experience spans a wide range of investment property types, including single family rentals, 2 to 4 unit properties, multi unit apartment buildings, courtyard buildings, mixed use assets, commercial properties, and ground up development projects. She teaches real world financing strategies across residential, investor, and commercial lending environments.

The programs and strategies she teaches include DSCR investor loans, bank statement financing, Non QM loans, fix and flip loans, bridge loans, rental and portfolio lending, construction and renovation financing, ground up development loans, cash out refinancing, rate term refinancing, and equity optimization strategies. She also emphasizes pre approval planning, credit positioning, and investor qualification strategies to help deals close faster and with greater certainty.
