And while it may seem like starting a tech company or investing in the stock market are faster ways to build wealth, the rich know that real estate will ALWAYS work due to many factors that you will learn in this course. Real estate is easy to understand and it doesn't take much money to get started. You can use leverage like in no other business and people will always needs housing. In short, real estate is a unique asset that literally everyone should invest in. In this course, you will learn how to get started as well as specific strategies to both build wealth and pay less in taxes through real estate.
Real estate and the stock market are different and will be suitable for different investors depending on their goals. However, real estate has certain attributes that make it particularly suitable for the vast majority of people looking to either make money in the short term, or build long term wealth. In this lesson you will see data that shows rental properties and other real estate strategies consistently earn more than the stock market averages. You will also learn why these results are also much easier to achieve.
Owning stocks can be very stressful due to the sometimes extreme volatility of prices in the stock market. Real estate on the other hand, does not cause the same level of stress and anxiety because prices are not quoted in real time every single day. Due to this, and other reasons, owning real estate is much less stressful than owning stocks and other investments. When you invest in real estate, you sleep well at night knowing that human beings will always need a place to live, while the next company to come along and get listed on the stock market may not be around tomorrow.
A 1031 exchange is a way to sell an investment property and then, as long as you follow the rules written by the IRS, to reinvest all of your profits back into another investment property and PAY NO TAXES. In this lesson you will learn how to do a 1031 exchange and why it is one of the favored strategies of wealthy real estate investors.
In addition to a 1031 exchange, real estate investing provides many ways to pay fewer taxes. These savings can then be reinvested in order to accelerate the wealth building process. Taxes are often an overlooked aspect of wealth building among the middle class but the wealthy understand the importance of paying the minimum amount of taxes allowed by law. In this lesson you will learn how the wealthy use tax laws to get richer faster.
Another way to accelerate the wealth building process besides paying fewer taxes is to maximize your use of leverage. Real estate is a unique investing vehicle in that you can always borrow money to buy property, which allows you to control an appreciating asset that is worth far more than the down payment you used to buy it. In this lesson you will learn how to safely use leverage to get richer in real estate.
Real estate is unique in that it is perhaps the ONLY asset that will be needed by human beings forever. Companies will come and go, but you will always need somewhere to live. In addition, the population of the planet is growing exponentially, while lang cannot be produce, the amount of it is limited. This will continue to increase real estate value literally forever. Finally, due to the fact, as mentioned in the previous lesson, that you can borrow money to buy real estate, prices will continue to go up because with so much access to credit for purchasing property, there is always very high demand. This creates lasting upward pressure on prices.
There literally infinite ways to make money in real estate, which is yet another aspect of real estate that makes it a unique investing vehicle. The flexibility of real estate as an asset allows virtually anyone to make money and build wealth one way or another. In this lesson you will learn how using just one or two investing tactics can make you rich.
Real estate is also an excellent wealth building strategy because you can get started with little or not money, which is not the case in most other areas of business and investing. In this lesson, you will learn how to get started in real estate on a small budget.
In this lesson you will learn how literally anyone, no matter what your current bank account says, can get started building wealth through real estate. We will also review everything we learned in the course so that you will feel confident going out and acquiring your first real estate investment property and get started on the road to wealth through real estate.
My courses are designed based on my many years as a teacher and student of education and business. I hold a master's degree in curriculum and instruction and have been designing curricula for over a decade.
The business, language, and chess courses that I have built on Udemy are a reflection of this experience and dedication to education. My goal is to reach as many people as possible with my courses, which is why I have chosen the internet and the Udemy platform as my ideal mode of delivery.
The following is a little more about my expertise and background. I was born and raised in Sandpoint, Idaho. I attended the University of Idaho where I earned a bachelor's degree in Business Administration in 2004. After a few years in the work force as an account manager I moved to Vietnam where I lived for over 5 years.
While in Vietnam I taught English as a second language for almost 2 years to students of all ages and backgrounds. For the 3 final years that I lived there I opened and ran a sports training company called Saigon Sports Academy. We coached sports such as soccer, chess, tennis, and basketball as well as ran large sporting events such as tournaments and leagues. My positions while at the company included Director of Strategic Initiatives as well as Director of the Chess Program.
While living in Vietnam I became fluent in the Vietnamese language and developed a deep love for teaching and traveling internationally. I then came back in the United States to work on a masters degree in education so that I would be an even more effective teacher in the future. It is my wish to be a positive force for education in the world, and to inspire my current and future students to be the best that they can be in whatever they do.
