If you answered yes to any of these questions, then this course is for you!
This course will teach you what you need to know to "Fix" many of the common problems that occur in your personal/investment properties. This course is dynamic and new lectures will frequently be added!
*Bonus Section* For those who decide you don't want to make any repairs yourself, this course will also teach you how to Find, Select and Manage a General Contractor (GC) to have the repairs completed for you.
Save Thousands of Dollars Fixing Your Own Houses
The knowledge that you will gain from this course can save you thousands of dollars as a homeowner or investor and make you thousands of dollars as a handy man. Not only will you save money in labor costs, but you will save money in holding costs since you will no longer have to wait on contractors to squeeze you into their schedule.
Learn in Real Time
This course will be jammed packed with live action video that comes with in-depth explanations. In these videos, the contractors take their time making repairs, which will insure that you fully comprehend the lesson at hand. Important concepts will be reinforced throughout the course to make sure that you get a solid understanding.
You will see:
These aren't just some boring "how to" videos that you can find on YouTube, you're actually getting exposed to real life projects by real life investors, so there's no need to spend hours searching online video sites since all of these videos will be contained in the course and updated frequently.
The ultimate goal of this course is to give you enough knowledge to do your own home improvement OR to give you enough knowledge to know if a contractor is trying to "BS" you or not.
What makes this course unique from the many real estate courses on the market is that it is designed for individuals who want to maintain their day job and who have little knowledge about real estate home repairs. The lessons will teach you the practical knowledge and the "in the field videos" will show you how we apply these principles in real life, to make high quality home improvements. It is a great course that will allow you to learn more about real estate while you begin to gain experience and generate a profit.
This course covers all of the things that I wish I had known when I first began investing in real estate. I have placed an extra emphasis on teaching this course as if we were sitting in the same room, chatting about real estate investing and home improvement.
In this course, I will take you on live "days in the field" where you get to see properties that we have worked on, properties that we are currently working on or properties that local contractors are working on.
I will be updating this course often with new home improvement information and videos. Besides the extensive knowledge and resources that I provide you in this course, the biggest benefit, in my opinion, is the fact that you have access to ask me and your classmates questions, at any time in this course.
Whether you want to fix and flip a deal, learn more about real estate/home improvement or just network with like minded individuals, this course is for you! Enroll in this course now to get started. In this lecture I will walk you through before and after pictures of a property that we have fixed and flipped.
In this section you will learn how to "fix" your property. The good thing is that you will not have to actually "fix" anything. The idea is that you will manage your general contractor, who will be managing the team of subcontractors, who will be using their expertise to build your vision of a rehabbed home. To manage the contractor you will need to review the scope of work, project plan, payment schedule and contract. All of which will be provided to you by the general contractor. Ultimately, I will show you how to do the final walk through with your general contractor and then I will show you several deals that we have completed and are currently working on. This section will continue to grow and I will continue to add "live in the field videos" showing properties the progress of properties that we are currently working on.
In this lecture you will learn how to find a general contractor. You will also learn the benefits of using a general contractor that comes recommended by a trusted individual vs. the risks that you take when selecting a general contractor from an online site.
In this lecture you will learn more about selecting your general contractor. This will involve you going through the house and putting together your own list of needed repairs. You will then meet up with each general contractor(GC) at the house and provide them your list of needed repairs. I will then teach you how to assess the GC based of your interactions with them at the house.
In this lecture you will learn how to review the scope of work, project plan and payment schedule with the general contractor (GC). To save you time and effort, remember to request that the GC provides these documents to you and then you can review them to make sure that they meet the particular needs of your project.
In this lecture you will learn how to review the contract that the GC provides you. You will learn the most important elements that should be in the contract and why it is important that they are in the contract.
In this lecture you will learn the importance of staying involved with your project and how to maintain open communication with your general contractor
In this lecture you will learn more about lender inspections and payment draws by the lender.
In this lecture you will learn the importance of making a punch out list and taking a final walk through with the general contractor.
In this video I show you a house that we recently completed. I walk you through before and after pictures as well as a live walk through, when renovation was taking place.
My passion is teaching people about financial literacy and how to make money.
Whether it's online or in-person, I get joy and satisfaction from helping others to learn more about managing their personal finances. I authored the Amazon best selling book titled “The Lost Curriculum: What School Didn't Teach Us About Personal Finance".
In this book I teach how to generate an income, budget, save, invest, pay down debt and to retire comfortably. My ultimate goal is to teach students across the world, the financial principles that I wrote about in my book. Udemy has provided the perfect platform for me to achieve this goal.
I come from a technical/engineering background (BS/MS in Engineering/IT), so you will notice in my courses that I tend to do a lot of heavy analysis. Additionally, I have an MBA, so I will also place a heavy emphasis on methods that you can use to generate and create profit in your day-to-day life or in your business.
For over the past decade, as an owner of a successful real estate company, I have had the opportunity to fix and flip real estate deals, while also working a 9-5. The knowledge that I give in my courses come from first hand experience and I teach methods based off of what has allowed me to make money in real estate. In addition to real estate, I teach personal finance and stock education. My writing has appeared in financial blogs, print magazines and widely known financial news sources such as Yahoo! Finance & MSN Money.
Overall, I am very happy to be an instructor on Udemy and I absolutely love the opportunity to teach others about a number of financial topics. If you are interested in learning more about how understanding personal finance & real estate can make you extra money, check out my courses and enroll today!
