How To Build A Real Estate Cash Buyers List
I talk to a lot of people who are struggling with their Real Estate businesses. The frustrating part is that there is a common theme that tends to repeat itself over and over in these conversations.
"I've got house deals, but I just can't get the deals successfully closed".
... or perhaps ...
"I'm scared to make offers because what if I don't have a Buyer lined up".
The reason most people struggle to close Real Estate deals, ESPECIALLY wholesale deals, is because they don't have a strong list of cash buyers. simple as that.
Now, there are people that think they have a strong buyers list, but I've found that people often confuse SIZE with QUALITY. You see, you need both to really make things happen.
You can have a tiny list of capable buyers... and still struggle.
You can have a HUGE list of garbage buyers... and still struggle.
The magic happens when you have a MONSTER list of SERIOUS buyers. Is that you? Do you have a rock star buyers list? If not, then I'm positive that you can benefit greatly from my course. Let me tell you a little bit more about it...

This course will teach you the process, tools, resources, and practices required to effectively build a high-quality database of heavy-hitter Real Estate buyers. In this lecture, I'll talk a little bit about my own experience in the business, and also lay out the framework for how we will set up and build your buyer database.
There are a variety of ways that you can create a database. It can be as simple as a spreadsheet saved on your computer, or as complex as a purpose built software suite. To get you started, I recommend that you utilize a database platform that will serve you in 3 primary ways:

In order to meet those 2 needs, we are going to build your database by using the Google platform. This will give you a fully functional database that can grow along with your business, but also give you the ability to set it up in such a way that will allow full automation - all at a cost of ZERO dollars to you.
Through this 5-part series, you'll learn how to set up your Buyer Database.
Let's get started.
One of the primary purposes of your database is that it is able to gather information from your Buyers in an automatic fashion. Of course, there will be times when you will have to enter in your Buyer's information manually, but we want to set up our system so that it will function as automatically as possible.
The automation is provided primarily by means of an "information gathering form". This form is a way that your prospective Buyer's can send their Buying Criteria to your database without you having to be involved in the process in any way.
As you build your business, it's always wise to set things up in such a way that will give you more time and more freedom. This is why it's so important to build your systems, and your Buyer Database, with automation in mind from the very beginning.
Now, let's set up your information gathering form.
Once you have your database created and your information gathering form sync'd - then it's time to test out the system to ensure that everything is functioning properly.
In this lesson, we'll put your system through it's paces to be sure that we've got everything running the way it's supposed to.
Let's put your Database System through a few tests to be sure it's running correctly.
It's important to have multiple ways that people can enter into your Buyer Database. By having multiple entrance points, this will diversify your system and give you the flexibility needed to grow your database exponentially.
Now, at this point what we need to do is create a Virtual Phone Number so that your prospective buyers can reach out to you, get connected, and ultimately migrate over into your Buyer Database.
To do this, we need to get you set up with a Google Voice Number. This is a 100% free service that will give you calling, messaging, and voicemail capabilities - all of which will not tie up your primary cell phone number.
Now, let's set you up with a Virtual Phone Number.
In this supplementary lesson, we'll set you up with a spreadsheet that will serve as a holding place for random bits of contact information that will will be coming across.
The reason we need this spreadsheet is because there will be times when the only piece of information you'll have for a prospective Buyer is their email address. When this happens, we need a place to temporarily store that information until we can turn that email address into a record in your Buyer Database.
Without a purpose-built place to store those email addresses, these opportunities will just fall through the cracks. That's why it's important to have a place to store those records until a time when you can turn them into actual Buyer Records - which ultimately will convert into dollars.
In this lesson, we'll build a Google Spreadsheet that will house those temporary email addresses.

In this video, we'll talk about how to effectively position yourself to capture Buyer Leads from online classified websites such as Craigslist.org. This is a very effective way of building out your Buyer Database. The best part about creating system channels around classified websites is that it's a highly automated way of building out your Buyer Database.
Let me explain how this part of the system will work to build your Buyer Database.
Before we can tap into the HUGE traffic from classified websites, we have to first get set up with the required accounts. In this case we'll be needing a second Google account, and also a Craigslist.org account.
I'll walk you through the steps of setting yourself up with the necessary accounts.
In the spirit of leveraging the power of automation in as many ways as possible, we are going to create a little system that will communicate with potential buyers on your behalf.
The way we are going to do this is by creating a GMail Vacation AutoReponder System that will automatically send your Buyer a message anytime they reach out to you at your 2nd GMail account.
This is how you will be able to communicated a detailed and inviting message with complete automation.
Now, let's build a GMail-based autoresponder system.
Lastly, in order for us to tap into the HUGE traffic that is flowing through Craigslist, we have to be able to attract the Buyers with an enticing ad. I find that simplicity actually works best here. There's no need for fancy, time-consuming, expensive, flashy, ads - we'll keep it simple, and still blow away the competition.

On LinkedIn.com - if you're not an "All-Star", you're a nobody. The good news is that it's not all that difficult to achieve all-star status. It will just take a bit of work, and some of your time. If you can commit to working on your profile until you reach this sought-after status, you'll enjoy a steady stream of Buyers that will find your profile - and ultimately wind up in your Buyer Database.
I'll explain how you can reach "All-Star" Status in a short period of time.
In addition to attracting Buyers to you using LinkedIn.com, it's also possible to track down Buyers manually. Honestly, it's really not that hard to do, but few people know how to do this correctly.
Let me show you how to seek out the heavy-hitter Real Estate Buyers in your market using LinkedIn.com.
Do you remember that Google Spreadsheet that we created a while back that is built to store email addresses? In this video, I'll show you how you can effectively migrate your LinkedIn.com contacts into that spreadsheet where they can later be processed into Buyers in your Database.
This is a super-easy step, but one that many people don't know about.

Bandit Signs - some people love them, some people hate them. Ultimately it is up to you if you choose to become a Real Estate Bandit and tap into this excellent source of Buyers in your market.

You can either buy pre-made Bandit Signs that are ready to be deployed, or you can save a few bucks and create them yourself. There are advantages and disadvantages for both options, and this video will shed some light on this factor and help you decide which route to go.

The possibilities are truly endless regarding what message you can portray on your Bandit Signs. The choice yours. I know sometimes it can be difficult to make a decision, so I'm going to shed some light on what message tends to work well for me.
Let's talk about the message you put on your Bandit Signs.
Location, location, location. You've heard it before - this is the MOST important factor that determines the value of a piece of Real Estate. Coincidentally, the same logic holds true for where you choose to deploy your Bandit Signs.
Get it right and you'll enjoy plenty of high-quality exposure and incoming Buyer Leads.
Get it wrong and you're signs will get destroyed, or you can be fined by the "sign police".

Of all the methods available for targeting high-quality Buyers, I must say that the Bandit Sign method is probably the most controversial. The troubling part is that there really isn't a definitive answer in this course on whether they are right for you or not - that's ultimately a decision you'll have to make on your own.
Let me give you my opinion based on my own personal experience of using Bandit Signs.
ListSource.com is a website that can be used to create mailing lists. It's a really interesting website because you can use the system to cull data from the county records and create your very own custom, personalized list of records.
Now, what I use it for is to track down the people who have recently purchase a house with cash - and they don't live at the house. THESE are your buyers - and they're VERY easy to find. In fact, with ListSource, they're right under your nose... you just have to know how to run the website.

Done It Wrong, and you'll literally be wasting hundreds of dollars, and hours of your time because the list you pulled was inaccurate and low-quality.
In this video, I'll teach you how to GET IT RIGHT by pulling an accurate list from ListSource.com.
Once you've got your list put together and purchased, now it's time to export the data to your computer and clean it up a bit. Exporting is pretty straight forward. Now, cleaning the data is important because, frankly, there's WAY more information available than what you actually need, so we're going to run through the list and polish it up a bit by getting rid of all the columns of unnecessary and redundant data.
In this video I'll show you how to export and clean up your ListSource.com list of Buyer Records.
Once you have your data all cleaned up, now it's time to get your message in front of your list of Buyers. The way I recommend doing this is by sending them each a piece of mail. This is the most direct and effective method of letting your prospective Buyers know that you can supply them with excellent house deals.
Now, you can either choose to handle all of the mail yourself, or you can choose to let a mail house do all of the work. Of course, there are PROs and CONs to each options.
I'll explain the PROs and CONs of doing your own mail versus letting a mail house handle the work.
[IMPORTANT]*I've included me "Cash Buyer Letter" as a download. Use this document as a guide for crafting your own unique message. Be original - it's largely in your favor to separate yourself from your competition, and I've found that your Buyers will respond much more favorably to a letter that is a reflection of yourself, instead of trying to impress them.
This is one of my sneakiest methods of building a Buyers List quick and dirty. Now, you will have to pay for a buyer's list from this website, but you can literally purchase a list of buyers in the next 5 minutes from them. You have to sign up for a 1-year period in order to take advantage of a cost discount, but the good news is that you will quite easily be able to add another 500-1000 Buyers to your list without any real effort at all.
I'll show you how to leverage MyHouseDeals.com to build a quick-and-dirty Buyer's List.
Having a live website online where Buyers can find you "organically" through the search engines can be a HUGE benefit to your business. Now, I will say that of all the methods available that you can tap into to source good Buyers - this is the one that will take the longest to get up and running effectively. However, this is one that is very, very effective on the long run, so it's really a big trade-off.
I'll give you a tour of my website and show you why this method is a good for the long-term.
REIA stand for Real Estate Investment Association. Basically, this is a Real Estate club, and professional Buyers like to hang out at these events. I suggest that you arm yourself with a fist-full of business cards, hit the REIA groups, and chat it up with all the big players there.
I'll show you why this is the fastest, and most-direct way to rub elbows with the big dogs in your market.
