In this lecture I will walk you through before and after pictures of a property that we have fixed and flipped.
In this section you will learn how to "fix" your property. The good thing is that you will not have to actually "fix" anything. The idea is that you will manage your general contractor, who will be managing the team of subcontractors, who will be using their expertise to build your vision of a rehabbed home. To manage the contractor you will need to review the scope of work, project plan, payment schedule and contract. All of which will be provided to you by the general contractor. Ultimately, I will show you how to do the final walk through with your general contractor and then I will show you several deals that we have completed and are currently working on. This section will continue to grow and I will continue to add "live in the field videos" showing properties the progress of properties that we are currently working on.
In this lecture you will learn how to find a general contractor. You will also learn the benefits of using a general contractor that comes recommended by a trusted individual vs. the risks that you take when selecting a general contractor from an online site.
In this lecture you will learn more about selecting your general contractor. This will involve you going through the house and putting together your own list of needed repairs. You will then meet up with each general contractor(GC) at the house and provide them your list of needed repairs. I will then teach you how to assess the GC based of your interactions with them at the house.
In this lecture you will learn how to review the scope of work, project plan and payment schedule with the general contractor (GC). To save you time and effort, remember to request that the GC provides these documents to you and then you can review them to make sure that they meet the particular needs of your project.
In this lecture you will learn how to review the contract that the GC provides you. You will learn the most important elements that should be in the contract and why it is important that they are in the contract.
In this lecture you will learn the importance of staying involved with your project and how to maintain open communication with your general contractor
In this lecture you will learn more about lender inspections and payment draws by the lender.
In this lecture you will learn the importance of making a punch out list and taking a final walk through with the general contractor.
In this video I show you a house that we recently completed. I walk you through before and after pictures as well as a live walk through, when renovation was taking place.

Want to understand what it actually takes to fix up a property?
Whether you are a real estate investor doing a fix and flip, a landlord maintaining a rental, or a homeowner who wants to handle your own repairs, this course gives you an introduction to the home improvement skills you need.
You do not need to be a contractor. This course starts at a basic level and covers common projects you will run into when rehabbing a property.
For those who decide you do not want to make any repairs yourself, this course will also teach you how to find, select and manage a general contractor to have the work done for you. The goal is to give you enough knowledge to do your own home improvement OR to know if a contractor is trying to BS you.
WHAT MAKES THIS COURSE DIFFERENT
This is not just someone talking about home improvement. You will see real projects being done on real properties. The contractors take their time making repairs on camera so you can fully understand what is happening and why. You will see real installs on real projects, real life shortcuts and workarounds, days in the field watching work being done around construction projects, and behind the scenes footage of contractors in action.
These are not boring how-to videos you can find on YouTube. You are getting exposed to real life projects by real life investors.
We cover topics including basic carpentry, drywall, electrical basics, woodworking and general home repair. Whether you want to learn to do the work yourself or just understand it well enough to manage your contractor, this course gives you that foundation.
