Learn what real estate is as land ownership, how structures create value, and why scarcity, population growth, and cash flow make residential and commercial real estate a hedge against inflation.
Explore the four wealth builders of real estate: generate cash flow through rental income, benefit from appreciation, build equity via loan pay down, and enjoy tax advantages.
Analyze apartment complex cash flow by building a financial model to project rents, vacancies, and operating expenses, derive net income, and value via cap rate.
Explore the live-in flip strategy using an FHA loan with 3.5% down, staying a year or two, then flipping for capital gains and favorable tax treatment.
Buying with all cash lets you act quickly with proof of funds and close fast, potentially securing a lower price. Forgoing leverage limits returns and may raise holding costs.
Explore lease options as a seller-financed repurchase strategy that lets you rent now, purchase at the end of the lease, earn cash flow, and even flip or rent.
Learn how short sales let banks accept less than the loan amount. Investors can offer below the balance to help sellers avoid foreclosure and gain equity.
Learn to use Zillow to research investment properties by filtering buy, rent, and recently sold data, analyze comps, rental estimates, and after-repair value in targeted neighborhoods.

My Experience Investing in Real Estate:
I got started investing in real estate as a teenager with family, having grown up with a father who is a real estate broker, landlord, and property manager. By age 20, I purchased my first rental property and it was a gut rehab, where we pretty much fixed it up brand new to rent out to tenants.
Every year I look to acquire new flips and rentals to continue building the real estate portfolio.
I do this in order to follow my plan of generating passive income. I enjoy living life freely and setting my schedule without worrying about trading time for wages. Passive income gives you the opportunity to do what you're passionate about while still earning income.
