Requirements
- It would be helpful if you have some background knowledge in economics and finance. Due to the length of the course, it does not deep dive any explaining each technical concept. The course will not explain what monetary policy or a Discounted Cash Flow model is. There are some simple model examples in the Valuation part but since this is not a modelling course you need to have some basic Excel skill to figure it out yourself. It focuses on teaching you how to think as an entrepreneur/investor/strategist.
Description
This is a short course that teaches you to think strategically as a real estate investor. The course draws upon principles of economics, real estate development, finance and valuation techniques. It will inspire you to look at real estate differently at a high level in order to spot trends and identify cycles. This is quite a short course that touches quite many technical topics so it does not deep dive into many technical aspects but teach you to think holistically and strategically as a real estate investor or developer. You will learn about real estate as an asset class in a macro economic context, urban economics and land use, demand and supply analysis, real estate cycle, development processes and risk, conducting financial feasibility analysis, real estate finance principles, valuation methodologies and more. This course is a lot more than a technical course since there are already many courses teaching the technical aspects of real estate finance and investment. Real estate finance and investment is a very technical topic that can take years to learn. What this course aims to teach is to dissect the underlying principles of real estate finance, investment and valuation. For example, rather than simply teaching the formulas to value real estate assets, the course deep dives into the underlying economic principles behind the formula, the thought process of behind the appraisal methodology. One of the core topics of the course is the property market cycle, the relationship between property and economic cycle and what indicators to look for when analysing property cycle. Rather than looking at the surface of each event, the course inspires you to dig deep into why things are the way they are- e.g the course answers questions such as why property prices in overheated market such as London remain sticky and developers refuse to reduce prices even when all the evidence point towards a market downturn. The course teaches you to be an insightful, deep, strategic thinker and intelligent investor.

Hi, my name is Katya Nga Do, and I am a real estate investment professional having worked in all the buy-side, sell-side and principal investing. I am from Hanoi, Vietnam and currently living in London.
I hold a BA degree in Land Economy from the University of Cambridge (Christ’s College) and a Masters’ degree in Real Estate, Economics and Finance at the London School of Economics. I am qualified as a CFA Charterholder and an advanced financial modeller.
I am a lover of beautiful beaches (the Maldives, Bora Bora) and a proud mother of a fluffy half teddy bear, half puppy purring machine, Siberian Neva Masquerade cat. Like many people after watching the Netflix show The Queen’s Gambit, I am also a recent chess enthusiast.
My diverse professional and academic background has provided me with valuable insights into the real estate sector from both an investment/fund/portfolio and asset-level perspective. I am most passionate about the multi-disciplinary aspect of real estate, how similar to equities and fixed income, real estate is a financial asset and requires tremendous technical understanding of “financial engineering”. At the same time, real estate involves brick and mortar, which shapes the built environment we all live in and has the potential to transform our lives and bring communities together. I’ve had experience where I spent half a day walking on a farmland site in the English countryside in my office shoes, then went back to the office to build a complex financial model on that deal. I had coffee with a real estate fund manager in central London a while ago, then we took a walk and he showed me his portfolio. It would have been less exciting to do that with an equity fund manager (maybe we would spend 5 minutes staring at his computer screen). In my opinion, successful real estate investing is a blend of art and science.
