2. Understanding Your Situation and Why
· People Sell their homes for tons of different reasons and it's up to you to understand what's most important to you. Is netting the most money possible the most important thing regardless of the timeframe? Or is making the move within 30 days more important than an extra $10,000 or $20,000 to you? Or maybe you're just playing with the idea of selling enter just seeing if someone will bring you an offer that'll make you move. But whatever the reason it's very important to understand this from the get-go so you can communicate this to your agent and when emotions and stress are high and the transaction you can come back to this main motivation. I always say being a real estate agent also makes me a counselor. Because it's my job to be the calming voice to remind you why we're going through all this work to sell your house and what's on the other end of it is going to make your life better in one way or another.

Research, The Market & Home Valuations
· So now we know our why and situation we need to Do our market research. This will include national market statistics and current events Mike annual real estate cycles and elections bird but more importantly will be local statistics and neighborhood comparable homes that have sold in the last six months and are currently active. We will use this information To determine the appropriate pricing strategy depending on how many similar homes are currently active and what similar homes have sold for the last six months in your neighborhood or local area. Sometimes this is very easy to do and others it can be quite complicated but understanding your situation and why helps us determine what's most important but as always the goal is to sell the home as quickly as possible and to net you the most money possible.

Setting the Stage- cleaning, fixing and staging
· Now that we have done our research and have our listing price its time to set the stage for showing the property. Now at times research, setting your listing price will depend on how much effort you want to put into your property. If your property needs a lot of updating or needs to be cleaned and staged and you are unwilling to do either of these this will lower your home valuation As well as make it harder to sell the property quickly. I recommend focusing on cosmetic fixes like replacing flooring , repainting , clearing clutter and staging properly will make a huge difference and won't break the bank. if you're thinking of remodeling a bathroom or kitchen It can be difficult to get the full investment back depending on your situation And how much you're willing to commit to the renovations.

. Interviewing agents & FSBO's
Now Let's talk about interviewing agents and for sale by owner properties. As a real estate agent, I can typically tell you that agents are going to steer clear of for Sale by owner properties for a number of reasons. first, they can be very difficult to work with and typically inflate their home value, and second, are often unwilling to pay commissions and do not have the properties listed the MLS. but for some, it may make sense to sell by owner, but for most, I would recommend interviewing and selecting the right agent. It could be that the largest team that selling the most volume is the right team for you but oftentimes you'll be handed over to assistants and don't get the personal touch that many want. On the flip side if you work with a single independent broker if they're sick having dinner with their family or on vacation Then you're on hold until they are available. A lot of selecting the right agent is finding someone that can accommodate what's important to you and very simply someone that you enjoy working with who's also competent and can get the job done right.

. Taking our Listing Live and Marketing Plan
· Now you have the right agent in place now it's time to create our marketing plan and take your property live on the MLS. there's a lot that goes into marketing outside of just MLS the but it is still the most powerful marketing tool. But you don't want to just list your house put a sign in the yard and hope for the best. Showing Your Home and Accepting Offers
· Congrats We are live and marketing your property. As we talked about and Section 4 you want to make sure that the stage is set , that the home is light, bright and smelling right. · Now that we're under contract the buyer will turn in their earnest money deposit, they will attend the inspection. This video will cover exactly what an inspection is, what the inspector is looking for, what an inspection report looks like, and the inspection. Typically, the largest hurdle when under contract will be financing, the inspection, and appraisal IE inspections. Just like the inspection, we will cover exactly what an appraisal is, the purpose of an appraisal, and different strategies for if the home does not appraise.

The Closing Process
· After completing the inspection, appraisal and receiving the final approval from the lender we have completed all the necessary steps while under contract to now close the home. Now it's time to complete the final few items to make sure the transaction goes. This video we talk about what the closing process looks like and how to be best prepared for the final step and the whole buying process.
