    1. How Do Realtors or Estate Agents get into Effective Property Management? 

    Realtor's list and sell properties for a living and when they manage the fund do so as a side line to their primary business and do it quite well. So, most clients will ask the question heather they cannot rent the property when they cannot sell it? The problem is that most of cannot say no to their clients and they will start a new and different business and try out Property Management. The question they ask is if I cannot sell a house why can't I lease one? But they do not realise that Property Management is different than listing and get into something that they have not received training for and do not know a lot about it.

    Property management is really different to listing and selling properties!

    By thinking that you can sell and rent properties, will cost you dearly. A lot of companies got out of Property Management because they did not intend to get into it. They just got into it and discovered that it was actually much harder than it looked.


    2. What tools should Be Used to Do Effective Property Management?

    Some companies just went out of their way and used software like Quicken to manage their clients’ money, the current accounts to manage the rent and the sales agents to do the leasing, the sales manager to oversee the rental apartment and their local MLS system to do their advertising. The tools that you should use and develop should be designed to manage your rental portfolio. Professional property managers will adopt specific software tools that are designed for the rental and will not try to adapt existing systems which are not designed to do the job.


    3. What model should I Use to Manage an Effective Property Management division?

    Do not build the wrong model and manage credit communities, government subsidise housing, ragged duplex communities, and $5 000 a month mansion's and not realizing that reach of these is managed in a different way. There are a lot of managers that go out of business because they struggle with the aspect of management.

     Start-up manager will find it very difficult to compete with established professional property businesses and will be forced to compete by lowering their fees. It takes a lot of money and small operations will find it hard to function on a lower budget to run a staff, keep the books, oversee maintenance, property checks, properly advertise and further manage funding their business.

    Discounting your property management fees could just be a short-term solution!


    4. Should I or The property Manager/s Adhere to Effective Property Management Protocols?

    A property manager can wear many caps and they cannot afford good staff to track important management details when things start to fall apart. Leases from month to month instead of renewing them for another year or two and also taking partial rent and losing the ability to evict over unpaid balances. Property Managers should also regularly do proper move in inspections which some fail to do. Also approving weak applicants, not enforcing a pet policy, and not doing regular property visits can be fatal. These are little things that can undermine the productivity of a rented property.

    There is a lot of moving parts to managing a property business and this cannot be done as a side line business.

    The very important fact is that you should train yourself as an Effective Property Manager when managing your own property or properties of other.
