This includes topics such as getting pre-qualified for the loan, learning about the sources that you will use to find your property, the criteria that you will need to use when you are deciding if a deal if good or not, what kind of offer you should make on a property and finally we will play the "Deal or No Deal" game, where you will learn how to analyze a real life property!
When you are done this section you will have the knowledge that you need to find and get your property financed.
In this lecture, you will learn why we use hard money lenders to finance our properties. You will also learn how to find and evaluate a hard money lender. Then you will learn how getting a pre-approval letter and proof of funds statement from your hard money lender will help wholesalers, real estate agents and sellers to take you seriously.
In this course I will go into detail about how you will "find" your properties. The key is that you will use a real estate agent and/or a wholesaler to actually locate the property. You will then use a preset criteria to evaluate any property that is brought to you by the agent or wholesaler. This will save you the time of having to drive around and search for countless houses. Deals will be brought to you.
In this lecture, you will learn about the critical criteria that you need to follow when evaluating property that your real estate agent or wholesaler brings to you. We will talk about the 3 C's approach, which includes evaluating the condition, the cost and the COMPs. By the end of this lecture you will have a good understanding of what it takes to evaluate a property.
The following written lectures will give you more specifics on how to calculate comps, estimate rehab costs, various expenses, and how to calculate expected profit.
In this lecture, you will learn how to make a good offer on a property. The basics are that you only submit offers when you have a great deal that will allow you to make your expected profit.
So now it's time to take everything that you have learned so far and apply it to a real life deal! In this video we walk through a house and explain how we would rehab it. At the end of the video we run the "numbers" (COMPS, ARV, Expected Profit, Holding Costs etc.) to determine if this is "Deal or No Deal"!

In this section you will learn how to "fix" your property. The good thing is that you will not have to actually "fix" anything. The idea is that you will manage your general contractor, who will be managing the team of subcontractors, who will be using their expertise to build your vision of a rehabbed home. To manage the contractor you will need to review the scope of work, project plan, payment schedule and contract. All of which will be provided to you by the general contractor. Ultimately, I will show you how to do the final walk through with your general contractor and then I will show you several deals that we have completed and are currently working on. This section will continue to grow and I will continue to add "live in the field videos" showing properties the progress of properties that we are currently working on.
In this lecture you will learn how to find a general contractor. You will also learn the benefits of using a general contractor that comes recommended by a trusted individual vs. the risks that you take when selecting a general contractor from an online site.

You will then meet up with each general contractor(GC) at the house and provide them your list of needed repairs. I will then teach you how to assess the GC based of your interactions with them at the house.

To save you time and effort, remember to request that the GC provides these documents to you and then you can review them to make sure that they meet the particular needs of your project.
