? Forming Parcels from Segments
In Civil 3D, a parcel is only created when parcel segments form a fully closed shape. Whether you're using AutoCAD objects or Parcel Layout Tools, an enclosed boundary is essential. If the segments don’t close, no parcel will be formed.
In cases where legal descriptions don’t close properly, consult with a surveyor to adjust the geometry. If unwanted parcels are created, you can delete them by moving them to a new site and then deleting that site.
? Parcels Interacting with Site Objects
A single parcel segment is enough to divide two parcels. Avoid duplicate segments—a common mistake when creating parcels from closed polylines. Duplicates can result in sliver parcels, incorrect topology, and unreliable labeling.
To maintain a clean layout:
Use one shared segment between adjacent parcels.
Start with an outer boundary, then divide it with ROWs, alignments, and interior parcel lines.
Let the system naturally subdivide space as you add new parcel segments.
Every part of the original area should be consumed accurately into the final subdivision layout—whether it's for lots, roads, easements, or parks.
Using smart parceling practices ensures stable geometry, predictable edits, and accurate labeling across your Civil 3D project.
Using the Overkill Command for Parcel Cleanup in Civil 3D
When working with parcel data from GIS or existing plats, overlapping or duplicate geometry often causes issues in Civil 3D. The Overkill command helps clean up this geometry by removing duplicate lines, arcs, and polylines based on your selected tolerance and property filters.
You can launch Overkill from the Home tab → Modify panel. After selecting your objects, set tolerance and property options to control how duplicates are identified and removed. A higher tolerance value will catch more overlapping entities.
Before running Overkill, overlapping grips and extra vertices often clutter your geometry. After cleanup, the geometry becomes much cleaner—ready for accurate parcel creation.
