Why should you listen to Moneeka? She started her real estate investing business with a $10,000 wedding gift and has grown it to over $2 million! Her parents bought their first property when Moneeka was 3 years old. Fifteen years later, they were able to pay for Moneeka's college education as well as the college education for her 2 sisters, as well as all 3 of their weddings! And they came to this country with just $200 and turned it into a multi-million dollar empire! This taught Moneeka to build the wealth and security that her parents had found. One big lesson she learned was when her father asked her: "Do you want poor people money problems or do you want rich people money problems?" Moneeka created systems and processes to allow her real estate investing business to bring her a blissful life and to make her wealthy and she's share those with you in this course.
Real estate is the most secure, reliable way to build wealth on the planet. Over time, real estate always goes up. Sure, there are dips and corrections from time to time. But you're practically guaranteed to make money if you do it the right way. Moneeka will show you how to do it in a way that is safe, secure, less volatile than other investments, with proven growth. "Only the rich get richer" is a total fallacy! There are other strategies such as "Subject To" that don't require you to have a lot of money to get started. Overcome your fear that you need a lot of money to get started
There are MANY strategies in real estate investing. Choosing the one that's right for you is one of the biggest keys to success. They include "fix and flip", "wholesaling", "apartment buildings", and many others. Choose the one you want to get started with. You're not married to it, but you'll want to stick with it for awhile.Give yourself the time it takes to be successful. Sticking with one strategy will help you build the confidence that you CAN DO THIS! Consider:
* How much time do you have to reach your goals?
* How much money do you have to work with?
* What's going on inside of you? (The "bliss factor".)
* Do you need cashflow today or can you afford to wait and benefit from the growth long term?
Buy and Hold is the most basic strategy. You can do this with single family, multi family, or commercial properties. Single family will have the least cashflow. This is also great for getting appreciation.
Fix and Flip refers to purchasing a distressed property, putting some work into it, and then selling it at a higher price.
Wholesaling: you never take possession of the property. It requires very little money to get started.
Subject To refers to taking over someone else's loan. You're getting into the property subject to someone else's mortgage.
Lease Options is another strategy.This doesn't require any capital from you to get started.
You can use Private Money borrowed from other investors to do any of these strategies.
Try one strategy for 2 to 4 years to see if it fits your needs.
Moneeka is a Buy and Hold girl. She purchases houses, puts renters into the property, and then holds it for 2 to 4 years until the property has appreciated enough to sell it.
Before getting into an investment property, you want to own your own home. It's easier to get financed. Your costs are lower. You can get started with as little as 0% down! Once you've built a bit of equity, you can borrow against that equity or get an equity line. You can use those funds to purchase another property. Moneeka trains her tenants to manage the properties for her.
In this section, you learned why Real Estate Investing is such a powerful strategy, how you can get started even if you have no money, various strategies that can meet your needs. Through Moneeka's favorite strategy, "But and Hold", she gets cashflow within 2 to 4 years. "Buy and Hold" can be done without having to do ANYTHING through something called "Turnkey Investing". If you have capital but don't have the time to learn the business, you can hire someone else to do it all for you! This is perfect for someone just getting started so they can start making money quickly.
Bliss is a deep sense of joy and contentment. It's about emotional resilience. This doesn't mean that you have no challenges. It means that you have less stress and that you're able to make decisions without emotion. "Keep it cool to get the Jewel!" Having bliss in your life helps to sustain your success as a real estate investor.
Too often, real estate investors make decisions based on emotions. They tend to overpay for properties. They put a tenant in who isn't a good tenant. In 2008, Moneeka bought her dream property for $1 million. Then the market started to crash. Within 3 months, ehe'd lost 50% of her value in her property. This put stress on her marriage. Remember... you don't lose money until you sell! By managing her emotions, Moneeka was able to hold her dream home, rent it out, and move into a dump. And she ended up making $1 million. All because she held onto her Bliss Strategy. Prepare yourself to make good decisions.
Building a real estate investment portfolio is a business. Don't think of it as an investment that is something that's outside of yourself, that you don't have control over. As a business, you are responsible for what happens in that business! You control the outcome. When you control what's going on inside of you, you create the outcomes you desire.
How do you go from stressed out to bliss? In her book, Choose Bliss, Moneeka shares 12 strategies for going from stress to bliss. You "Create a Bliss Moment" by recognizing that any situation isn't stressful. It's the story in your head that's creating the stress. You have to stop and interrupt the story. Take a few deep breaths that go down into your heart. Get into a relaxed states. You can use this for every stressful situation to move into bliss in 30 seconds!
Real Estate is a people business. Sure, you need to know the numbers. But in the end, understanding that it's a people business is what leads to greater joy and bliss. You're building relationships with your vendors (your contractors, home owners association, plumbers, real estate agent, inspector, mortgage broker, etc.). Your tenant is your single biggest determining factor in how blissful your business is. Approach your tenants with love and respect and treat them as partners in your business!
