Welcome to 'How to start your hospitality business'.
My name is Rafael and for 12 years I run my own property business in London. I started from zero so I have done everything you can think of: I cleaned houses, unblocked toilets, changed the linen then moved on to manage people, buy and sell properties. I purchased, refurbished and decorated around 50 properties from studios to 7 bedroom houses.

In this lesson you will learn how to set up a property prior to invite a photographer in the house. You will see an example of a 1 bedroom flat, where you add the furniture, how your set it up and and the process involved - set by step.

Here I list all items what people might want to use while renting your property. I also share tips on going the extra mile when providing items in the living room and bathroom.

When we rent out a property we never know what our guests will be up to while staying there.

So I put together a few situation and how you could be dealing with them if this happens. The most urgent to think about are fire, water leak and electrical problems. Some countries may have gas or other types of issues to think about. I have not added all types of problems but this is just for your to think about and add to your 'how to folder', in case something happens. I have added a touch of humour, I hope you enjoy it!

Lesson 10: What could go wrong?

Following up some hotel tips and experiences I had, some things that I have done myself and some cute gestures that some Airbnb hosts have done while I rented from them. I share here a few things you could be doing to 'wow' them in a simple way. To wow someone you just need to be thoughtful. It does not need to be expensive. It needs to be thoughtful and personal.

You could be making more money by simply offering a few more things during their stay. It depends on where yo you live and the type of holiday your guests will be enjoying. This could be a beach holiday, a swimming or diving holiday or walking/trekking in the mountains. Check this lesson to see how you could be increasing your earnings.

Hello everyone,

I'm Brazilian by birth and British by choice. At the age of 22 (2003) I started my property business by borrowing £5.000 from the bank. In 2014 when I sold my estate agency I was managing 50 houses and 15 members of staff. The company was turning over £1.2million. My agency managed and let rooms in big houses (4-7 bedrooms - in the UK they are called 'flatshares'. I also managed 15 holiday flats in London (1, 2 and 3 bedrooms).
I have 13 years of experience managing, buying, selling, refurbishing, decorating and renting out houses, apartments, rooms and holiday flats.

I had up to 200 tenants, so I know a thing or two about property. :)
Today I am completing an MBA from University of Reading and for the past few years I have won a few business awards, including the Sunday Times 'Top 100 Most Inspiring Entrepreneurs in the UK 2016' - one of the most prestigious business awards in the UK.
I've been invited to give a TED Talk in July (2016) which has been viewed over 12.500 up to date - search for 'What it takes to be a migrant entrepreneur'. :)
